What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser takes measurements of your home with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total area and the general layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home measurement service can secure fair market value for your house. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we recommend requesting a home measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested because they can see the layout and characteristics of the house before and after a showing.
